Apartment Community Lead Maintenance Technician

Located in Kennett Square, PA, the luxurious Flats are within walking distance of the Historic downtown, and amidst the neighborhood’s finest shopping, dining and recreation.We are currently seeking an experienced Lead Maintenance Technician, ideally with a background in new construction, to join The Flats at Kennett Square team.The Lead Maintenance Technician is ultimately responsible for ensuring that the physical aspect of our apartment community meets the company’s standards and applicable laws in the areas of inspection, maintenance and repair. In this role, the individual will oversee an on-site maintenance technician, and lead the team in the diagnosis and repair in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry-walling, exterior structural and appliance repair.Responsibilities:* Oversees all aspects of maintenance for the 175-unit “new construction” residential apartment property, including preparing apartments for first residents and performing punch lists.* Responsible for participating in the on-call rotation.* Establishes and adheres to a preventative maintenance program for all property equipment and apartment systems.* Works with the property manager to schedule and complete make-ready work for all vacant units.* Directs co-workers engaged in grounds maintenance, facilities maintenance, and general cleaning duties – participating where necessary.* Manages all maintenance material inventory including tools, equipment, and supplies. Constantly evaluating ways to reduce costs and find best value pricing.* Regularly checks in on vacant units to ensure that they are secure and in good order.* Works with property manager and maintenance staff to review and coordinate work orders. Inspects completed work to ensure accuracy.* Responsible for helping to ensure the safety of all co-workers and guests by reporting any safety concerns to the property manager immediately.Important Areas of Expertise:* High school diploma or GED required* HVA certification required* A minimum 3-5 years related experience desired* A valid PA driver’s license and clean driving record required* Flexibility to work an on-call schedule, including evenings, weekends and holidays is required* Previous leadership and performance management experience preferred* Certificate or degree from a mechanical related program preferred.* Working knowledge of MS Office and property management software* Exceptional communication and interpersonal skills* The ability to multi-task and remain highly organizedWorking for The High Companies:High Associates Ltd. is a leading developer, broker, and manager of office space, industrial real estate, retail properties, and apartments in Lancaster, PA; throughout Southcentral PA; and beyond.* Excellent benefits including medical, dental and vision available for full-time coworkers.
